## Questions we hear from Seoul

### Can a foreigner own property in Thailand outright?

Yes. A condominium unit can be owned freehold in a foreigner’s own name, within the building’s 49% foreign quota; the title deed is registered at the Land Office.

Outside the quota, and for villas and land, the usual forms are a long leasehold registered at the Land Office or ownership through a Thai company. We tell you which applies to each unit before you decide.

### What is a branded residence?

A home sold under a hotel or developer brand that sets the design and service standards and usually runs the rentals: The Standard, Banyan Tree, Angsana, MGallery, InterContinental, Radisson on this page.

You own the unit; the operator hosts the guests, maintains the property and reports to you when you are not using it yourself.

### How do I pay from Korea?

By international transfer in foreign currency to the developer’s account. On the Korean side a resident reports the purchase of overseas property to a designated foreign-exchange bank before the money is sent, and files an acquisition report after it — a report, not a permit; we give you the contract and the developer’s details the bank asks for, and your bank confirms the current form.

On the Thai side the funds for a freehold condominium must arrive from abroad in foreign currency, confirmed by the receiving bank’s Foreign Exchange Transaction form — this is what the Land Office asks for at registration. Payments are staged through construction: a reservation, a contract payment, instalments, the balance at handover.

### Do you speak Korean?

The conversation is in English, and so are the shortlist, the contracts and the reports. If you prefer, bring a family member or an interpreter to the call — the shortlist is prices, areas and dates, and numbers translate.

### How far is it, really?

Incheon to Phuket International is about six hours and twenty minutes non-stop, with daily flights by full-service and low-cost airlines. Phuket is two hours behind Seoul.

### How long can I stay in Thailand?

A Korean passport enters Thailand for up to 90 days without a visa under the Korea–Thailand visa-exemption agreement, for purposes other than employment. For longer, Thailand offers the Destination Thailand Visa (five years, long stays per entry), the Long-Term Resident visa (ten years, for wealthy and remote-working applicants), Thailand Privilege membership (five to twenty years) and a retirement visa from the age of fifty.

Owning property does not by itself grant residence; we point you to the option that fits your plans and the current rules.

### What does it cost on top of the price?

Government fees and taxes for the registration, a furniture package where it is not included, the common-area fees and the sinking fund, legal assistance if you want your own lawyer, bank fees for the transfer.

There is no annual property tax on a condominium you use yourself beyond the small land-and-building tax; we give the figures per project in writing. Korean reporting and taxation of property held abroad are your accountant’s subject — we provide every document they ask for.

### How does the rental programme work?

In a rental programme the operator markets the unit, hosts the guests, maintains the property and reports to you monthly or quarterly. Income is shared under the programme’s terms, and you keep weeks for your own use — the Korean winter, for instance.

Some developers write a fixed return for the first years into the contract; otherwise the figures depend on occupancy and are not guaranteed. We bring each operator’s own numbers to the call.
