Seoul is where the money is made. Phuket is where it becomes a life.

A home by the sea that a hotel operator looks after while you are at your desk in Gangnam — and that is waiting, six hours away, when the first snow falls. Freehold, in your own name, at a price the catalogue publishes.

The instrument

What the same money buys

Over the year to August 2026 a new private apartment in Seoul sold for $14,200 per square metre on average (HUG). The branded residences on this page start at $3,000 per square metre. Choose a budget and compare the floor area — and what comes with it.

And the Phuket square metres come with

  • The sea in the window and a pool downstairs
  • A hotel operator that hosts, maintains and reports while you are in Seoul
  • A dry season from November to April — 23–32 °C in January
  • A freehold title registered in your own name at the Land Office

Seoul: HUG (Korea Housing & Urban Guarantee Corporation), Private Apartment Sale Price Trends, August 2026 — ₩62,870,000 per 3.3 m², which is ₩19,018,000 per m², the average sale price of new private apartments over the preceding twelve months; converted at 1,342 won per US dollar. Phuket: the ten projects on this page, their lowest prices per m² for the units from $300,000 — $3,000 at the lowest and $6,300 in the middle of the ten; the instrument uses the middle. Catalogue data as of October 11, 2026.

Floor areas are indicative. Seoul’s figure is the sale price of a new apartment before the interior; Phuket’s is a finished residence, often furnished. The exact unit list comes in writing.

What Seoul cannot give you

Eight things the island answers

Not a holiday brochure — the parts of a Seoul year that a home in Phuket quietly removes.

Seoul
Phuket

Winter

Seoul
January nights around −6 °C and a wind down the avenues that lasts until March.
Phuket
23–32 °C, the dry season, the sea at 28 °C. The best months of the island are Seoul’s worst.

Air

Seoul
Fine-dust alerts in spring, the windows shut, the masks back on.
Phuket
Sea air on an island without heavy industry, and a breeze from the Andaman every afternoon.

Space

Seoul
The national 84 m² — and a view of the next tower.
Phuket
A 300–500 m² villa with a pool and a garden, or a residence with the sea in every window.

Time

Seoul
Some of the longest working hours in the OECD, and a calendar that belongs to the office.
Phuket
A calendar that is yours: a desk by the sea when you must, the beach when you can.

Golf

Seoul
Frozen courses from December, green fees among the highest in the world, tee times booked out.
Phuket
Championship courses open all year — Blue Canyon, Laguna, Red Mountain — and a dawn tee time in January.

Food

Seoul
Delivery at the desk, dinner after ten.
Phuket
A Michelin-starred table at PRU, seafood on the sand, Korean kitchens in Patong and Kata, a fresh coconut on the beach.

Shopping

Seoul
Cheongdam prices.
Phuket
Central Phuket with a luxury wing of the global houses — Louis Vuitton, Dior, Hermès, Gucci, Bulgari — and the weekend markets of Boat Avenue.

Children

Seoul
The evening hagwon round.
Phuket
British and IB international schools in English — BISP, UWC Thailand, HeadStart — and the sea after class.

The idea

A second address, not a holiday.

Seoul is one of the best places in Asia to make money and one of the hardest places to rest. Phuket is the opposite: a resort island where the morning starts with the sea, the air comes off the Andaman, and the calendar is yours. Incheon to Phuket is about six hours and twenty minutes, non-stop, several times a day.

A home in Phuket does not take you out of the game. The winter months on the island, an operator renting the home out the rest of the year, the statements in your inbox — and a flight home that lands before dinner. Work when it is needed; breathe the rest of the time.

The people who do this already know the pattern: a freehold residence under a hotel brand that is looked after while they are away, a desk by the window for the weeks they work from the island, and an airport twenty minutes from the beach with direct flights across Asia, the Gulf and Europe.

Phuket is where Korea already spends its winter holidays. The step from a holiday to an address is smaller than it looks — and it is what this page is for.

Living on the island

Everything a city has. Plus the beach.

Phuket is not a village with a beach. It is a city of international schools, hospitals, marinas and malls — laid along forty kilometres of west-coast beaches.

Why Phuket

A market that moves. A life that slows down.

A dynamic market with every price published, an airport that connects you to the world, and a visa policy that lets you stay.

Six hours, non-stop, daily

Full-service and low-cost airlines fly Incheon to Phuket International without a stop, about 6 h 20. Leave after lunch, arrive for a late dinner by the sea; Phuket is two hours behind Seoul.

19,000+380+ projects

The whole Thai market, every price published

Our live catalogue counts the whole Thai market; 290+ of the projects are on Phuket. New launches every month — from branded residences to beachfront estates — with every price published.

90 days without a visa

Korean passports enter Thailand for up to 90 days without a visa under the Korea–Thailand agreement. For longer stays there are the Destination Thailand Visa, the ten-year Long-Term Resident visa and Thailand Privilege membership. We point you to the one that fits.

Freehold, in your own name

A condominium unit can be owned freehold by a foreigner within the building’s foreign quota; the title is registered at the Land Office. Villas are held on a registered long lease or through a Thai company — we explain which before you pay a deposit.

Operated while you are away

In a branded residence the hotel operator rents, hosts, maintains and reports. You keep the keys for your own weeks and the statements for the rest.

Stable, safe, familiar

A quiet island of a stable kingdom with a large international community, tourist police, international hospitals — and Koreans among the most welcome guests of the year.

Questions we hear from Seoul

Can a foreigner own property in Thailand outright?

Yes. A condominium unit can be owned freehold in a foreigner’s own name, within the building’s 49% foreign quota; the title deed is registered at the Land Office.

Outside the quota, and for villas and land, the usual forms are a long leasehold registered at the Land Office or ownership through a Thai company. We tell you which applies to each unit before you decide.

What is a branded residence?

A home sold under a hotel or developer brand that sets the design and service standards and usually runs the rentals: The Standard, Banyan Tree, Angsana, MGallery, InterContinental, Radisson on this page.

You own the unit; the operator hosts the guests, maintains the property and reports to you when you are not using it yourself.

How do I pay from Korea?

By international transfer in foreign currency to the developer’s account. On the Korean side a resident reports the purchase of overseas property to a designated foreign-exchange bank before the money is sent, and files an acquisition report after it — a report, not a permit; we give you the contract and the developer’s details the bank asks for, and your bank confirms the current form.

On the Thai side the funds for a freehold condominium must arrive from abroad in foreign currency, confirmed by the receiving bank’s Foreign Exchange Transaction form — this is what the Land Office asks for at registration. Payments are staged through construction: a reservation, a contract payment, instalments, the balance at handover.

Do you speak Korean?

The conversation is in English, and so are the shortlist, the contracts and the reports. If you prefer, bring a family member or an interpreter to the call — the shortlist is prices, areas and dates, and numbers translate.

The page itself is in Korean so that nothing in the offer is lost; the people are in English.

How far is it, really?

Incheon to Phuket International is about six hours and twenty minutes non-stop, with daily flights by full-service and low-cost airlines. Phuket is two hours behind Seoul.

Most of our clients from Korea come once for a few days to view, and handle the rest remotely.

How long can I stay in Thailand?

A Korean passport enters Thailand for up to 90 days without a visa under the Korea–Thailand visa-exemption agreement, for purposes other than employment. For longer, Thailand offers the Destination Thailand Visa (five years, long stays per entry), the Long-Term Resident visa (ten years, for wealthy and remote-working applicants), Thailand Privilege membership (five to twenty years) and a retirement visa from the age of fifty.

Owning property does not by itself grant residence; we point you to the option that fits your plans and the current rules.

What does it cost on top of the price?

Government fees and taxes for the registration, a furniture package where it is not included, the common-area fees and the sinking fund, legal assistance if you want your own lawyer, bank fees for the transfer.

There is no annual property tax on a condominium you use yourself beyond the small land-and-building tax; we give the figures per project in writing. Korean reporting and taxation of property held abroad are your accountant’s subject — we provide every document they ask for.

How does the rental programme work?

In a rental programme the operator markets the unit, hosts the guests, maintains the property and reports to you monthly or quarterly. Income is shared under the programme’s terms, and you keep weeks for your own use — the Korean winter, for instance.

Some developers write a fixed return for the first years into the contract; otherwise the figures depend on occupancy and are not guaranteed. We bring each operator’s own numbers to the call.

Do you sell only these ten residences?

No. These ten are the branded shortlist for this page. Our catalogue holds 19,000+ properties on sale in 380+ projects — condominiums and villas in Phuket, and projects in Pattaya, Bangkok and Samui.

Tell us the budget and the goal, and we shortlist from all of it.

Do I have to come to Phuket?

No. The reservation and the sale contract can be handled remotely; the title is registered at the Land Office on completion, in person or by power of attorney.

Most buyers still fly in once — and we would rather you did: a day on the island with the homes in front of you tells you more than any brochure.

Who are you and how are you paid?

Vika Thai Company Limited is a boutique real estate agency in Phuket, working since 2013. The developer pays our fee; you pay the developer’s price, less the discount we negotiate.
